A real estate expert has revealed the common mistakes that will halve the value of your home – one of them being failed DIY projects.

When preparing to sell their property, homeowners may think of ways to add more value, for example rushing to paint the wall.

But just as important, as it turns out, is looking at how certain features actually do the opposite and reduce the value, in some cases by a whopping 50 percent.

Giving a helping hand to those currently in the market, Emily Snape, spokeswoman at the lovechatted with Express I listed the five biggest mistakes that make selling a home more difficult.

“When selling your home, always look for features that may be a ‘bargain’ for potential buyers.

“First impressions are important when selling your home, so put in the time and effort to make sure the property is great looking and any small flaws can be fixed.”

Mold or damp

Although mild cases of mold are unlikely to affect a property’s value much, very severe cases can.

The expert explained that this happens because potential buyers will realize that there is a function that needs repair after purchase.

“In severe cases, mold can reduce the value by up to 50 percent.

“If you act fast, you can get rid of mold with a dehumidifier and mildew-resistant paint.”

Once the underlying problem is addressed, you can use a combination of heat and good ventilation to remove any excess moisture present on the surfaces.

As a potential buyer, almost nothing compares to the disappointment of going in for a view and learning about an unkempt and poorly maintained property.

The expert explained: “The outside of the house is the first thing that buyers see.

“Be sure to give the exterior of your home some TLC before inviting buyers to view.”

It’s not just what a buyer sees that can make a big difference – and any unpleasant smells do, too.

“Longer pet odors can be so detrimental to the price of a home that many people find them unacceptable.

The property guru advised, “Neutralize pet odors with specialized cleaning products and have a friend or neighbor come over to check if the odor is gone.”

Not energy efficient enough

Unlike the majority of previous owners, modern buyers tend to be more environmentally friendly, and for them the energy efficiency of the space is of great importance.

Therefore, if your property’s single-glazed windows and poor insulation lower their Energy Performance Certificate (EPC) rating, it will also lower their value.

Emily explained: “In the midst of the current energy crisis, many people are prioritizing energy efficiency ratings as a critical consideration when planning a home move.

“Improving energy efficiency can be relatively easy.

“For example, you could install insulating jackets or lag jackets, switch to energy efficient bulbs, or if you have spare cash, upgrade your boiler.”

DIY repairs

Who doesn’t love a fun DIY project?!

Well, according to the expert, potential buyers may not appreciate your artwork, especially if a self-installing lamp or unwanted wallpaper is a disaster.

She said, “Most homeowners have done their fair share of home repairs yourself to save money and avoid hiring a professional to do these tasks.
